Earnings are owner earnings: profit plus what the owner pays themselves, before loan payments and taxes. They and the prices are our estimates from public records, not the owners' figures, and we value companies like these at about 3.0 times a year's owner earnings. Your cash covers the down payment and closing costs, and what the business could pay you is what's left after the loan payments and the cushion lenders require. The more cash you bring, the further up you can go.

What the best painting companies have in common

  • Repeat commercial relationships: property managers, associations and businesses that call the company for every repaint. An association that repaints every several years is a customer for decades.
  • An estimator other than the owner who wins bids at good margins.
  • Crew leaders who run a job, manage quality, protect landscaping and cars, and talk to residents and customers.
  • Experience with the coating systems that large exterior jobs often call for, and a record of honoring the warranties that come with them.
  • A balance of residential and commercial work.
  • Lifts, sprayers and scaffolding in good shape, and safety training for work at height.
  • Strong recent reviews that keep homeowner leads coming.

What to check before you buy

  • Revenue by customer type, and the share from the largest few customers, especially associations and property managers.
  • How jobs are estimated (by square foot, by day) and the actual margins on recent jobs.
  • Who does the work: employees or subcontract crews, how they're paid, and proof of their insurance.
  • Warranties promised on exterior and coating jobs, and how often crews are called back for peeling or failing paint.
  • EPA lead firm certification and records for any pre-1978 work.
  • The condition of sprayers, lifts, scaffolding, pressure washers and vehicles.
  • The workers' compensation claims history, especially falls and ladder injuries.
  • Any roof coating jobs, and whose roofing license they were done under.
  • Signed work not yet started, and association repaint bids still awaiting a decision.
  • Paint supplier accounts, contractor pricing and any rebates tied to the owner.

Questions to ask the owner

  • Who are your main commercial and association customers, and how long have they used you?
  • How does your work split between residential, commercial and new construction?
  • Who does the estimating and selling today?
  • Are your painters employees or subcontractors, and how are they paid?
  • What warranty do you give on exterior work, and how often are you called back?
  • Is the company EPA lead-safe certified, and how often do you work on older homes?
  • When are your slow months, and how do you keep crews busy then?

Owning a company in Orlando and Central Florida

The local economy

This region covers Orange, Seminole, Osceola, Lake, Sumter and Marion counties: Orlando, Winter Park, Kissimmee, St. Cloud, Sanford, Clermont, Leesburg, Ocala and the large retirement communities of Sumter and Lake counties. Tourism is what the area is best known for, built on the theme parks, the hotels, the vacation rental homes around Kissimmee and the Orange County Convention Center. It's far from the only business. The University of Central Florida and the military simulation and training offices near it support a technology base, and health care is a major employer.

Marion County is horse country, with thoroughbred farms around Ocala, and it has added warehouses and distribution centers along Interstate 75. Retirees in Sumter and Lake create steady demand for medical practices, home care, home maintenance and auto services. The building trades, restaurants, and companies that serve hotels and rental homes do well across the region.

What's different about owning a company here

Central Florida is inland, so storm surge isn't the worry it is on the coasts. Hurricanes still bring wind damage and flooding, though: Hurricane Ian flooded neighborhoods in Orange, Seminole and Osceola counties in 2022. Ask whether the business or its customers were affected.

Tourism keeps demand steadier through the year than in markets that depend on winter residents, with busy stretches around school holidays. Hotels, parks and restaurants compete hard for workers, which pushes up wages for any company that hires hourly staff. New homes have spread fast in Osceola, south Lake and southeast Orange counties and around Ocala, so check whether a company's customers are in growing areas or older ones. Traffic on Interstate 4 limits how much ground a service company can cover in a day.
