Earnings are owner earnings: profit plus what the owner pays themselves, before loan payments and taxes. They and the prices are our estimates from public records, not the owners' figures, and we value companies like these at about 3.2 times a year's owner earnings. Your cash covers the down payment and closing costs, and what the business could pay you is what's left after the loan payments and the cushion lenders require. The more cash you bring, the further up you can go.

What the best HVAC companies have in common
- A large, growing list of maintenance agreement customers who renew every year: the closest thing the trade has to recurring revenue.
- Most revenue from service and replacements for homes and small businesses, rather than new construction for one or two builders.
- Technicians who stay. A company that keeps experienced people is getting training, pay and culture right.
- Someone besides the owner who can sell replacements and run the day's service calls.
- A licensed qualifier who will stay after the sale, or a clear plan to replace them before closing.
- Records in field service software: past calls, equipment at each address, warranty registrations.
- Trucks and tools that don't all need replacing in the next two years.
What to check before you buy
- The license itself. Look up the qualifier at myfloridalicense.com: the license should be active, in the right category and in this company's name.
- How many maintenance agreements are active, how many renewed last year, and whether the promised visits actually happen.
- The mix of service, replacement and new construction, by month. Summers are busy; look at January.
- Who sells replacements. If it's the owner, those sales may dip when they leave.
- Warranty costs: the labor warranties the company has promised, and how often it goes back to fix its own installations.
- Technician pay and turnover, and whether the best people have agreed to stay.
- How replacements are financed. If customers borrow through the company's lender, read that agreement and its fees.
- Federal refrigerant rules have been changing. Ask how the company handled the move to newer refrigerants and what older equipment sits in inventory.
- Truck age and condition, and any vehicle leases.
Questions to ask the owner
- How many customers are on maintenance agreements, and how has that changed in three years?
- Whose license does the company work under, and would they stay after a sale?
- Roughly how does your work split between replacements, repairs and new construction?
- Who sells replacements now, and how do leads get to them?
- What does a slow month look like, and how do you keep the techs busy?
- How long have your senior technicians been with you, and how are they paid?
- What warranty do you give on installation labor, and how often do you go back?
- Are any supplier rebates or dealer programs tied to you personally?

Owning a company in Space Coast and Volusia
The local economy
This region covers Brevard, Volusia and Flagler counties: Melbourne, Palm Bay, Titusville, Cocoa, Cocoa Beach, Merritt Island, Daytona Beach, Port Orange, Ormond Beach, DeLand, Deltona, New Smyrna Beach and Palm Coast. Brevard's economy is built around space. Rockets launch often from Kennedy Space Center and Cape Canaveral Space Force Station, and aerospace and defense manufacturers and their suppliers employ engineers, technicians and machinists across the county. Port Canaveral is a major cruise port.
Volusia depends more on tourism, beaches and big events, with Daytona's motorsports and motorcycle rallies drawing crowds. Health care and a large retired population matter too. Flagler County, around Palm Coast, is mostly residential. Machine shops, electrical and engineering firms, home service companies, marine businesses and restaurants all have a place here.
What's different about owning a company here
Brevard's fortunes follow the space and defense programs. A company that sells to aerospace firms should be able to show you how many customers it depends on and how secure their work is. Business in Volusia spikes around big events and the winter season, so look at revenue by month.
The whole coast faces storm risk. In 2022, Hurricane Ian brought flooding to much of Volusia, and Hurricane Nicole, which came ashore near Vero Beach six weeks later, washed away beaches and seawalls along the Volusia coast. Beachfront property needs careful insurance and structural checks. The Indian River Lagoon and the St. Johns River make boating and fishing part of daily life, which keeps the marine trades busy. Palm Coast and the Palm Bay area have added many new homes, and companies serving those areas have grown with them.
